What Vacant Land Is Really Worth in 2026
Land pricing is more art than science. Two identical five-acre parcels a mile apart can sell for very different numbers. Here are the five factors that matter most.
1. Access. A parcel on a county-maintained road is worth far more than the same land landlocked behind a neighbor's property. Legal, deeded access is the single biggest value driver.
2. Utilities. Power at the road adds thousands. Water and sewer add more. Off-grid parcels sell — but they sell to a smaller pool of buyers.
3. Zoning and use. Buildable residential lots command premiums. Agricultural, timber, or recreational zoning limits the buyer pool.
4. Topography. Flat, well-drained land is worth more than slopes and wetlands. FEMA flood-zone designations reduce value significantly.
5. Location relative to growth. Land in the path of development appreciates faster than remote parcels, regardless of size.
