Sellers often ask whether they should clear brush, cut a driveway, or install a survey before listing. The honest answer: it depends on the buyer.
For a retail buyer via a realtor, curb appeal matters — a mowed frontage, visible corner pins, and a clear driveway help.
For a direct land buyer, you don't need to do anything. We buy land as-is. Every dollar you spend on cleanup is a dollar you probably won't recover in the offer.
The only exception: if a fallen tree or debris makes the property unsafe to walk, a cheap cleanup helps the appraiser and title inspector do their job. Otherwise — save your money.
